The East London club paid £42 million to sign him last summer, and now want almost double that fee to sell him in the next window.
West Ham are under pressure to make some big sales this summer following their relegation and will need to make around £100 million.
The former Saints midfielder is expected to be one of the biggest sales, and the Hammers could well come under pressure to let him leave for cheaper.

Whoever lands the midfielder is certainly getting one of the top youngsters in Europe, and the Gunners should really be all over this deal.
Arsenal want to sign a new central midfielder this summer, despite Myles Lewis-Skelly really impressing towards the end of the season.
But adding another top midfield option to Rice, Zubimendi and Lewis-Skelly would make them well stocked heading into next season.
